    Lettings in the Lockdown

    You can still move home – for now! People outside your household or support bubble should not help with moving house unless absolutely necessary.

    Estate and letting agents and removals firms can continue to work. If you are looking to move, you can go to property viewings.

    We wil follow the national guidance on moving home safely, which includes advice on social distancing, letting fresh air in, and wearing a face covering. All of this is reviewed daily.

    Maintenance and House Visits

    Given the severity of the new Covid strain we plan to hold back on non-urgent maintenance issues until the lockdown restrictions have eased.

    The same goes for House Visits. We will postpone them to after the lockdown unless there are essential reasons to go ahead,

    Worth Knowing

    Most Tenancies end with the tenant’s co-operation but if you want your property back then, with a few exceptions, a minimum six month Notice period still applies (which has been extended to 31.03.21). So, it pays to plan well ahead.

    This year is likely to see an end to Section 21 Notices (so-called “no fault” Notices) but it is not cear what the alternative will be.

    All properties will need an Electrical Safety Certificate from 1st April 2021. Do not get caught out as the penalties can be severe.

    Bite Size Brexit

    How will Brexit affect Lettings? The government confirmed that right to rent checks for renting residential properties in England will not change for citizens of the EU, Switzerland, Norway, Iceland and Liechtenstein until 30 June 2021, but is yet to confirm what the process will look like after this date.

    If you are a UK landlord living in the EU we advise you to check with your UK bank that you can still operate an account in the UK and transfer monies.
